Edgefield currently leans strongly toward buyers, with the market gauge at a full buyer’s market. Months of supply has surged to about 82, far above the roughly six months seen across Nashville overall. Homes are also sitting much longer, with a median of 242 days on market in this rolling three-month view.

Prices have shifted down sharply over the past year, even as asking prices remain relatively high. The typical home value is down more than 45 percent year over year, while the median list price is still only modestly lower than a year ago.
