In March 2026, Northwest Nashville saw typical home values move down about 1.8 percent from the prior month to roughly $397,800, while the median list price slipped 2.7 percent to about $398,950. Inventory also edged lower month over month, with active listings dipping to around 20 homes. Buyers are seeing a bit more price flexibility, but sellers still hold meaningful leverage. Homes are spending longer on the market, which is shaping how both sides approach negotiations.
Looking back a year, prices in Northwest Nashville have adjusted more noticeably. Typical home values are down 14.45 percent year over year, contrasting with the broader Nashville city figure of about $469,945, which is up 1.5 percent. Inventory has fallen 16.67 percent compared with last year, and new listings are also down 16.67 percent. Pending sales have declined 10.53 percent over the same period.
Homes are taking time to sell, with a median of 144 days on market in March and a 37.14 percent increase from a year ago, and the average sale-to-list price ratio sits near 0.93 with no recent sales above asking. Projections for April point to a slight easing in pricing, with typical values expected around $394,202, a median list price near $393,425, and inventory at about 19 homes.
