Northwest Nashville’s latest rolling three-month data shows prices inching up even as activity cools. The typical home value is about $410,000, rising roughly 3% from the prior three-month period while the median list price also ticked a bit higher, suggesting sellers are still aiming relatively close to what buyers are paying.

Sales momentum, however, has slowed noticeably. Homes sold in the most recent three months are down more than 40% from a year ago, and pending sales have fallen by nearly two-thirds year over year. New listings also dropped over 30% compared with the same time last year, pointing to fewer fresh options coming on the market.

Conditions have shifted toward a slower, more balanced environment. Median days on market have stretched to about four months, a dramatic increase from a year ago, and months of supply has climbed to 8.5, well above Nashville’s broader 5.7 months and consistent with a neutral market. Homes are now selling for around 92% of list price on average, and none in the recent period closed above asking, a sharp contrast to earlier years when a notable share sold over list.
