Even with that high supply, new listings have surged compared with last year, and pending sales are also up sharply year over year, signaling more homes coming to market and more contracts being written.

Pricing is adjusting to these conditions, with the typical home value around $298,000, up modestly from a year ago while the median list price has fallen notably over the same period. Homes are taking much longer to sell than last year, with median days on market jumping to about 72, and the share of properties selling above list dropping to zero as the average sale-to-list ratio hovers just under 100 percent.
