Pricing is adjusting to this increased activity, with the median list price at $296,750 after a sharp 19% monthly climb. Typical home values stand at $271,450, up 3.4% year over year and nearly 44% month over month, though homes in Angelina County are still priced below the Texas typical value of $342,400.
Homes are taking time to move, sitting a median of 125 days on the market and giving buyers room to negotiate, as about 39% of listings have seen a price drop and the average sale-to-list ratio is just under 0.973. Even with that slower pace, a little over 21% of homes are still selling above asking, and the market gauge of 38 points to conditions that lean toward sellers in March 2026.
