Over the latest rolling three-month period ending in April 2026, Huntington’s prices have eased compared with a year ago. The typical home value is down sharply year over year, falling around the mid-teens in percentage terms, even as the current typical home value sits near $168,000. At the same time, the share of homes selling above list has dropped, while the average sale-to-list price ratio has slipped several points compared with last year, signaling more room for negotiation.

Inventory conditions look very different from a year ago, with active listings up by roughly one-quarter on a year-over-year basis. Months of supply has surged compared with last spring, reaching into the double digits and indicating a slower-paced environment despite the market still being classified as a seller’s market on the gauge. Homes are taking longer to sell than in some earlier periods, with a median of about 66 days on market and only around one in five going off-market within two weeks.

Buyer and seller activity has shifted as well, with homes sold over the period down nearly half from a year ago, even though new listings have risen by more than 50 percent. Pending sales are also significantly lower year over year, suggesting more cautious demand alongside increased options for shoppers.
