The typical home value in Southwest Quadrant is projected to be $781,250 for the month of November. October’s finalized data reported the typical value of a home in the neighborhood to be $790,000—down 0.0% over the previous 12 months. For comparison, city-level data pegged home values at $705,000 in Alexandria for the most recent reporting period. That number is expected to float around $705,380 in November.

Southwest Quadrant had 14 new listings and 13 listings that went under contract in October, decreasing the area’s total available inventory to 5—down 16.67% from the previous month. Inventory is projected to have further decreased in November.

The median listing price for homes in Southwest Quadrant grew 0.61% from September to October, bringing the current median listing price to $824,000. Based on projected data for November, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract fell year-over-year. In October 2025, the median time for a listed property to go pending was 40 days, compared to 54 days in October 2024.
