Inventory in Countryside has loosened a bit in the latest rolling three-month view, with active listings up compared with last year even as new listings have slipped. Months of supply has nearly doubled year over year to about 1.8 months, yet conditions still favor sellers. Contract activity has eased, as homes sold and pending sales are both down compared with the same period a year ago.

Prices have been edging higher despite the slower contract flow. The typical home value is up around 6 percent year over year, and the median list price has also risen compared with last spring. Many properties are still commanding strong offers, with roughly 63 percent selling above list and the average sale-to-list ratio a bit over 102 percent.

Time on market has lengthened significantly versus a year ago, with the median days on market now in the low 20s instead of the teens or single digits seen previously. Even with that increase, nearly four out of five homes go off the market within two weeks, reinforcing the seller’s market label.
