Middlesex County’s housing inventory is steady, with 96 active listings in April and a small uptick from last month and last year. New listings also inched up month over month, while pending sales slipped slightly but remain up strongly compared with a year ago. Homes are moving much faster than earlier this year, with the typical property spending about 36 days on the market.
Pricing is adjusting alongside these shifts. The median sale price in April moved down sharply from March and was also lower than a year ago, and the median list price showed a similar double-digit decline year over year. Even with softer prices, sellers are still getting close to asking, with the average sale-to-list ratio just under 100 percent and only a modest share of homes closing above list.
Supply conditions have eased from last year, with months of supply rising to around 3.7, higher than the state’s 2.6 months and signaling more options than in many parts of Virginia. Closed sales fell compared with last year even as pending contracts increased, suggesting some buyers are active but taking more time to reach the finish line.
