Home prices in One Loudoun have eased in this rolling three-month view, with the typical home value down a little more than 10% from a year ago even as it sits near $760,000. Sellers are also pricing slightly lower than last year, with the median list price off modestly year over year.

Listing and contract activity has picked up compared with a year ago. Homes sold have increased by more than a third, and pending sales are up sharply, rising by nearly 85%. Inventory has grown as well, with active listings up about 35% year over year.

Even with more homes available, conditions still lean toward sellers, with just over two months of supply and nearly 54% of properties going off the market within two weeks. The share of homes selling above list has pulled back compared to last year, though roughly a quarter still close over asking and the average sale-to-list ratio sits just under 100%.
