October’s finalized data reported the typical value of a home in the city to be $363,000—down 12.53% over the previous 12 months. For comparison, county-level data pegged home values at $457,000 in Sheridan County for the most recent reporting period. That number is expected to float around $478,000 in November.
Sheridan had 35 new listings and 33 listings that went under contract in October, decreasing the area’s total available inventory to 114—down 0.87% from the previous month. Inventory is projected to have further decreased in November.
Of those 114 active listings, 28.07% reduced their price in the month of October. The median listing price for homes in Sheridan grew 5.02% from September to October, bringing the current median listing price to $345,000. Based on projected data for November, listing prices may continue to grow.
