Las Vegas currently leans toward sellers, with the market gauge at 22 but showing signs of better balance for buyers. Months of supply sits at 3.9, slightly higher than a year ago, suggesting more options than in the past. At the same time, the average sale-to-list ratio is about 98 percent, and roughly 17 percent of homes sell above asking, so sellers still hold some pricing power.

Looking at a rolling three-month view through May 2026, listing activity has expanded compared with last year. Active listings are up a bit year over year, while new listings have slipped, indicating that homes are staying on the market longer overall. Median days on market has climbed sharply from a year ago to around 52 days, even though it has fallen significantly in recent months, pointing to a slower pace than past springs.

Prices show modest movement rather than big swings. The typical home value is essentially flat year over year, while median list prices have inched up only slightly. Sales volume is similar to last year, and pending sales are up a bit, signaling steady demand without intense bidding surges.
