Las Vegas currently leans toward sellers, with the market gauge at 22 but showing signs of better balance for buyers. Months of supply sits at 3.9, slightly higher than a year ago, suggesting more options than in the past. At the same time, the average sale-to-list ratio is about 98 percent, and roughly 17 percent of homes sell above asking, so sellers still hold some pricing power.
Looking at a rolling three-month view through May 2026, listing activity has expanded compared with last year.
