Year-over-year, East Palo Alto’s rolling three-month data shows home values trending upward while activity cools. The typical home value is up about 6% from a year ago, yet the number of homes sold has dropped by more than 40%. Inventory and months of supply have climbed sharply over the same period, signaling more options on the market than last year.

Looking at the latest rolling three months through May 2026, buyers are seeing more choices, with about 12% more active listings and a similar double-digit increase in new listings compared with last year. At the same time, homes are taking much longer to sell, with median days on market up significantly year over year, and months of supply rising to just over five months, a big jump from the tighter conditions seen previously.

Even with more inventory and slower sales pace, pricing power remains noticeable. The average sale-to-list ratio sits a bit above 102%, and nearly half of recent sales closed above the asking price, indicating that well-priced homes still attract strong interest. Typical home values are now around $1.1 million, even as median list prices have edged down compared with last year.
