Newark’s rolling three-month snapshot through April 2026 shows more homes coming on the market and more deals moving into contract. Active listings are up more than 12% from a year ago, with 204 properties available and 169 new listings over the period. Pending sales have also climbed compared with last year, and 86 homes sold during the same window, pointing to steady buyer demand even as options expand.

Pricing is adjusting to this shifting balance between supply and demand. The typical home value is slightly higher than a year ago, up just under 1%, while the median list price has risen a bit more over that same period, suggesting sellers are still testing higher price points. At the same time, months of supply has jumped to 3.2, roughly two-thirds higher than a year earlier, indicating less scarcity than buyers faced last spring.

Speed and bidding dynamics look very different from a year ago. Homes now spend a median of 17 days on the market, more than double the pace seen last April, and the share selling above list price has fallen from nearly four out of five to a little over half. Even so, sellers are still averaging about 103% of list price, and almost half of homes go off the market within two weeks, so conditions still favor well-priced properties.
