Inventory in Stanford has tightened in the latest rolling three-month view, with active listings down by roughly a third year over year and only four homes currently on the market. Contract activity has cooled, as pending sales have fallen nearly 40 percent compared with a year ago even though homes sold in this period are up slightly.
Pricing is showing resilience despite the thinner pipeline of new deals. The typical home value has climbed about 7 percent year over year, and the share of homes selling above list has jumped from 20 percent a year ago to 60 percent, with sale-to-list ratios now averaging just over 103 percent.
Timing dynamics have shifted as well, with median days on market rising modestly year over year to 24 days, even as months of supply has been cut by more than half to about 0.6 months, reinforcing the current seller’s market designation.
