March's finalized data reported the typical value of a home in the city to be $469,000—up 5.87% over the previous 12 months. For comparison, county-level data pegged home values at $377,500 in Imperial County for the most recent reporting period. That number is expected to float around $370,000 in April.
Imperial had 14 new listings and 18 listings that went under contract in March, and this decreasing trend left the area's total available inventory at 25—down 7.41% from the previous month. Inventory is projected to decrease in April.
Of those 25 active listings, 16.0% reduced their price in the month of March. The median listing price for homes in Imperial fell 14.61% from February to March, bringing the current median listing price to $449,450. Based on projected data for April, listing prices may continue to fall.
