Portola Hills home prices in this rolling three-month view are slightly higher than a year ago, with the typical home value up about 2 percent. Asking prices have pushed up more quickly, with the median list price rising roughly 11 percent year over year. At the same time, the number of active listings has fallen nearly 30 percent, pointing to tighter available inventory compared with last year.

In the latest period ending in May 2026, the typical home value is about $800,000 while the median list price is just over $930,000. Homes are taking longer to sell than a year ago, with the median days on market at 30 days in this rolling window, but months of supply is still lean at 2.4 months, consistent with the current seller’s market reading.

Buyer activity shows a mixed picture, as homes sold are up more than 50 percent year over year even though new listings and pending sales are both down close to 30 percent and 18 percent, respectively. Roughly 41 percent of recent sales closed above the list price and the average sale-to-list ratio is right at 100 percent, indicating many sellers are still achieving asking price.
