September’s finalized data reported the typical value of a home in the city to be $1,227,500—up 13.55% over the previous 12 months. For comparison, county-level data pegged home values at $1,200,000 in Orange County for the most recent reporting period. That number is expected to float around $1,213,500 in October.

Rancho Santa Margarita had 41 new listings and 55 listings that went under contract in September, decreasing the area’s total available inventory to 114—down 13.64% from the previous month. Inventory is projected to have further decreased in October.

Of those 114 active listings, 25.44% reduced their price in the month of September. The median listing price for homes in Rancho Santa Margarita grew 1.05% from August to September, bringing the current median listing price to $959,900.
