River Oaks has seen notable shifts over the past year in this rolling three-month window, with typical home values down more than 16 percent even as the broader San Jose market saw a smaller decline. At the same time, inventory has thinned compared with a year ago, as active listings and homes sold are both down by more than 40 percent.
