Inventory in Bagdad has tightened over the past year in this rolling three-month view, with active listings down about 28 percent year over year to 98 and months of supply easing to roughly 3 months. At the same time, contract activity has cooled versus last year, as homes sold are down more than 32 percent and pending sales are off about 24 percent.
Pricing has still been edging higher despite the slowdown in closed and pending deals, with the typical home value and median list price both running a little more than 6 percent above year-ago levels. Properties are taking longer to move into contract than in prior years, with a median of 79 days on market and only about 18 percent of listings going off market within two weeks.
