Berkshire Lakes is seeing moderate inventory with 63 active listings in this rolling three-month view, slightly lower than a year ago. Homes sold have inched up year over year, with 29 sales, while pending contracts have jumped more than 25 percent, signaling solid buyer activity. New listings are also up compared with last year, even though they dipped from the prior three-month period, so fresh options continue to come on the market.

Pricing has been adjusting downward. The typical home value over the past three months is down roughly 14 percent from a year earlier, reflecting some softening at the higher end of the market. At the same time, the median list price is modestly higher than a year ago and up from the prior period, suggesting sellers are still testing values while buyers negotiate.

Homes are moving faster than they did a year ago, with the median days on market around 50 days and down notably from earlier in the year. Months of supply has fallen sharply year over year to about three to four months, which aligns with the current seller’s market reading and indicates that well-priced homes can still attract solid interest.
