Inventory in Honolulu County ticked up in May, with about 4,900 active listings and months of supply rising to 6.7. New listings edged higher from April, while pending sales jumped more than 15 percent, signaling stronger contract activity. Homes are sitting on the market a bit less than the prior month, with the median days on market dipping to 78.
Prices are showing modest upward pressure as activity improves. The typical home value is up from April and roughly 3 percent higher than a year ago, while the median list price has climbed almost 4 percent year over year.
Compared with the state overall, Honolulu County’s prices are slightly higher than the Hawaii median, but it has a bit less inventory relative to sales, with lower months of supply than the statewide figure. A growing share of homes is selling above list, now just over 20 percent, and the average sale-to-list ratio has inched closer to full asking price. At the same time, days on market are far above last year, giving many buyers more time to make decisions even as well-priced homes still move quicker.
