Inventory in Honolulu County is relatively high, with just over 5,000 active listings in September and a slight uptick from the prior month. Homes are taking longer to sell than a year ago, with the median days on market at 77, about 30 percent higher year over year. Even with that extra time on the market, sales activity picked up month over month, as homes sold rose more than 7 percent, though closings remain down sharply compared with last year.
Contract flow is cooler than a year ago, with pending sales down nearly 38 percent year over year and new listings off about 30 percent. This slower pace, combined with more inventory, helps explain why the county is classified as a buyer’s market and why months of supply has climbed dramatically compared with last year, even after a pullback from August.
Prices have been relatively steady despite softer demand, with the typical home value up modestly year over year while the median list price has edged slightly lower. Sellers are still achieving near-full asking prices on average at about 98 percent of list, and the share of homes selling above list has increased compared with both last month and last year. Compared with the broader state, Honolulu County has fewer months of supply than Hawaii overall, suggesting somewhat tighter local conditions even within a buyer-leaning environment.
