Inventory in Wailuku has grown more plentiful in the latest rolling three-month view, with 160 active listings and months of supply doubling year over year to 8.5. New listings are up compared with a year ago, rising a little over 7 percent, while pending sales have jumped more than 17 percent, signaling that more homes are going under contract. Homes are taking longer to sell, with the median days on market increasing to 90 days, about two weeks slower than last year.
Pricing is adjusting to these slower conditions and higher supply. The typical home value over the past three months is down about 15 percent from a year ago, and the median list price has fallen nearly 11 percent year over year.
Negotiation dynamics have shifted as well. Only about 10 percent of recent sales closed above list price in this period, compared with nearly 27 percent a year ago, and the average sale-to-list ratio has eased to just under 97 percent.
