Pricing is adjusting to this slower pace. The typical home value is about $799,000, down 22.05% month over month and 37.33% compared with a year ago, and notably below Maui County’s typical value of $1,110,000.
Sellers are often waiting much longer to secure a buyer, with the median days on market at 140 days, up more than 30% from last month and nearly 109% year over year. About 20% of listings had a price drop, and homes are selling for roughly 97.5% of list price, with only 17.65% closing above asking. Looking ahead to April 2026, projections show typical values around $686,000, a projected median list price near $1,296,500, and slightly lower inventory at 77 homes.
