April’s finalized data reported the typical value of a home in the city to be $975,000—down 43.48% over the previous 12 months. For comparison, metro-level data pegged home values at $600,000 in the Hilo, HI metro area for the most recent reporting period. That number is expected to float around $594,000 in May.

Kaiminani had 12 new listings and 10 listings that went under contract in April, increasing the area’s total available inventory to 52—up 8.33% from the previous month. Inventory is projected to have further increased in May.

Of those 52 active listings, 17.31% reduced their price in the month of April. The median listing price for homes in Kaiminani fell 29.08% from March to April, bringing the current median listing price to $1,287,500. Based on projected data for May, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
