April’s finalized data reported the typical value of a home in the city to be $1,853,160—up 42.55% over the previous 12 months. For comparison, county-level data pegged home values at $698,000 in Honolulu County for the most recent reporting period. That number is expected to float around $702,000 in May.

Ko Olina had 6 new listings and 6 listings that went under contract in April, increasing the area’s total available inventory to 33—up 10.0% from the previous month. Inventory is projected to have further increased in May.

Of those 33 active listings, 24.24% reduced their price in the month of April. The median listing price for homes in Ko Olina grew 49.76% from March to April, bringing the current median listing price to $1,572,500. Based on projected data for May, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year.
