Inventory in Ko Olina has expanded in this rolling three-month view, with active listings up more than 20 percent year over year and sitting at 61 homes. Months of supply has surged to about 17, more than ten times higher than a year ago, pointing to ample options for buyers. Yet closed sales have dropped sharply, with homes sold down more than 45 percent from last year, while pending sales are also lower.
Pricing is adjusting to this shift in activity. The typical sale price over the past three months is down nearly one-third compared with a year ago, and the median list price is also lower by more than 16 percent year over year.
