April’s finalized data reported the typical value of a home in the city to be $2,597,020—down 0.97% over the previous 12 months. For comparison, county-level data pegged home values at $698,000 in Honolulu County for the most recent reporting period. That number is expected to float around $702,000 in May.

Waialua had 4 new listings and 3 listings that went under contract in April, increasing the area’s total available inventory to 11—up 10.0% from the previous month. Inventory is projected to have further increased in May.

Of those 11 active listings, 9.09% reduced their price in the month of April. The median listing price for homes in Waialua fell 30.94% from March to April, bringing the current median listing price to $1,250,000. Based on projected data for May, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell year-over-year. In April 2025, the median time for a listed property to go pending was 94 days, compared to 146 days in April 2024.
