Even with months of supply at 2.4, contract activity has cooled, as pending sales are down about 55% from last year. Prices are adjusting more gradually than the shift in activity might suggest. The typical home value has climbed to about $680,000, up roughly 14% year over year and more than 4% in a month, while the median list price has edged down about 2% month over month to $649,995. Compared with Worcester County overall, where typical values are closer to $470,000 and have slipped slightly over the past year, Westborough continues to sit at a higher price point.
Despite slower sales and longer marketing times, conditions still tilt toward sellers, with a seller’s market gauge of 22 and only about 18% of recent sales closing above list price. Around 7% of listings reported a price cut, and the average sale-to-list ratio sits just under full price at 0.996, suggesting buyers have a bit more room to negotiate.
