Calabash’s rolling three-month data through April 2026 points to a cooler market than a year ago. Typical home values are down year over year, and the median list price has dropped by more than thirty percent over that time. At the same time, active listings are up sharply from last year, giving buyers many more options than they had before.

Looking at the most recent rolling period, inventory has expanded to 121 active listings, while new listings are up strongly compared with a year earlier.
