In Dallas, the rolling three-month view through April 2026 shows a relatively small pool of homes, with 45 active listings and 23 new listings entering the market. Contract activity has cooled year over year, as homes sold are down about 7 percent and pending sales have fallen more than 30 percent compared with a year ago.
Prices have edged higher even as sales volume has softened. The typical home value is a little under $280,000, up around 6 percent from a year earlier, while the median list price has also risen modestly year over year.
