The typical home value in Dallas is projected to be $237,750 for the month of May. April’s finalized data reported the typical value of a home in the city to be $263,750—down 9.36% over the previous 12 months. For comparison, county-level data pegged home values at $315,500 in Gaston County for the most recent reporting period. That number is expected to float around $319,530 in May.
Dallas had 18 active listings in April, including 10 new listings. Overall, active listings were down 18.18% from the previous month.
Of those 18 active listings, 33.33% reduced their price in the month of April. The median listing price for homes in Dallas grew 23.44% from March to April, bringing the current median listing price to $330,200. Based on projected data for May, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In April 2025, the median time for a listed property to go pending was 59 days, compared to 14 days in April 2024. In recent months the median number of days from listed to pending appears to be increasing. That trend is predicted to have carried through to this May.
