Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jun 2026).

Home prices in Sumner County are up notably from last year, with the typical home value rising nearly 13 percent. Active listings climbed about 17 percent year over year, giving shoppers more options than before. At the same time, pending sales are down roughly 14 percent from last June, signaling softer buyer demand.

In the latest June 2026 snapshot, the typical home value is about $508,000, while the median list price sits lower at roughly $473,000, suggesting some sellers are pricing beneath recent sale levels. Homes are spending a median of 66 days on the market, and the share selling above list has fallen to about 11 percent, with an average sale-to-list ratio near 98 percent.

Inventory has expanded to just over 2,000 active listings, and months of supply has grown to 4.2, higher than a year ago but still below the 5.2 months seen across Tennessee, which keeps Sumner County tilted toward buyers. Completed sales have increased modestly over the past year, yet new listings have slipped and pending contracts have weakened, pointing to a more deliberate pace on both sides of the table. With prices running well above the statewide median and conditions labeled a buyer’s market, both buyers and sellers can benefit from an Agent Pronto–recommended real estate agent to help them navigate today’s numbers and next steps.
