The typical home value is up about 6 percent from last May, and the median list price has jumped more than 17 percent. Homes sold have surged more than 80 percent compared with a year ago, pointing to much stronger closing volume.
In the latest May 2026 snapshot, the typical home value sits around $485,000 with a median list price near $569,000. Buyers have more to choose from than a year ago, as active listings are up roughly 21 percent to 139 and months of supply is at 4.4, just a bit under the Vermont-wide figure of 4.8 months.
Momentum has shifted quickly over the past few months, with homes sold climbing from 13 in January to 27 in May and new listings more than doubling over that stretch. Even with 45 median days on market, about 43 percent of recent sales closed above list price and the average sale-to-list ratio is at 100 percent, suggesting sellers can still achieve strong results when they price well.
