July’s finalized data reported the typical value of a home in the city to be $549,500—up 16.91% over the previous 12 months. For comparison, county-level data pegged home values at $526,500 in Chittenden County for the most recent reporting period. That number is expected to float around $522,250 in August.
South Burlington had 29 new listings and 26 listings that went under contract in July, decreasing the area’s total available inventory to 62—down 7.46% from the previous month. Inventory is projected to have further decreased in August.
Of those 62 active listings, 37.1% reduced their price in the month of July. The median listing price for homes in South Burlington grew 27.32% from June to July, bringing the current median listing price to $699,000. Based on projected data for August, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In July 2025, the median time for a listed property to go pending was 15 days, compared to 10 days in July 2024.
