New listings fell sharply from the prior month and are down more than 40 percent from a year ago, even as homes sold jumped month over month. Only about 17 percent of homes sold above list price and the average sale-to-list ratio is just over 100 percent, indicating limited but still present bidding pressure. Compared with Virginia overall, Cumberland County has lower prices and slightly less inventory, but a similar lean toward sellers.
