Powhatan County’s latest numbers show clear year-over-year cooling in prices and listings. Typical home value and median list price are both down more than 14 percent from last year, while new listings have fallen about 26 percent and pending sales are down roughly 10 percent.

In May 2026 specifically, buyers saw a typical home value around $483,500 with a median list price near $559,000, and homes sold at just over 100 percent of list on average. Inventory stayed relatively tight at about 2.1 months of supply and 130 active listings, signaling conditions that still lean toward sellers even as the broader Virginia market carries a slightly higher 2.6 months of supply.

Days on market have shifted notably over time, landing at 19 days in May, and about 45 percent of homes sold above list price that month. With 42 homes sold, 45 new listings, and 41 pending sales, activity has slowed from earlier in the year but remains steady enough that both sides need to be well prepared.
