Tysons Corner currently leans toward sellers, with the market gauge indicating a seller’s market despite signs of shifting conditions. Months of supply has climbed to 4.5 in the latest rolling three-month view, more than double the level from a year ago. Homes are spending longer on the market, with the median days on market rising sharply year over year to 41 days.

Prices have softened slightly compared with last year, as the typical home value over the rolling period is down about 6 percent year over year while median list prices have dipped a bit as well. At the same time, inventory has expanded, with active listings up more than 24 percent and new listings almost 30 percent higher than a year ago, giving buyers more options than they had in 2024.

Buyer activity has cooled relative to last year, reflected in homes sold and pending sales both dropping compared with the same three-month window in 2025. Even so, nearly a quarter of recent sales closed above list price and the average sale-to-list ratio is still just under 99 percent, showing that well-priced homes continue to attract solid interest.
