Sully Square’s rolling three-month snapshot through June 2026 shows a market adjusting quickly, with several notable month-over-month shifts. The typical home value rose nearly 9.5 percent from the prior period to about $460,000, while the median list price jumped more than 40 percent to roughly $594,000, suggesting sellers are testing higher price points. Homes are also moving much faster than in the previous three months, as median days on market dropped sharply from 81 to 19 days.
Looking at activity, homes sold increased by about two-thirds month over month, rising from 3 to 5 closings, and new listings showed a similar two-thirds gain, also reaching 5. Pending sales, however, slipped from 5 to 4 over the same rolling window, hinting at some moderation in newly signed contracts. Active listings edged up to 6, which is still lean but higher than earlier in the year.
Year over year, the picture is more mixed, with typical home values down about 25 percent and median list prices nearly 24 percent lower than last June’s rolling three-month period. Inventory has tightened, as active listings are down almost 40 percent compared with a year ago, and new listings have fallen by about 28 percent, even as closed sales are slightly higher. Homes are taking longer to sell than last year, with median days on market more than doubling, yet roughly 74 percent are still going off-market within two weeks and about 20 percent sell above list.
