May’s finalized data reported the typical value of a home in the city to be $125,000—down 20.63% over the previous 12 months. For comparison, county-level data pegged home values at $208,950 in Harrison County for the most recent reporting period. That number is expected to float around $219,800 in June.

Clarksburg had 11 new listings and 12 listings that went under contract in May, decreasing the area’s total available inventory to 39—down 18.75% from the previous month. Inventory is projected to have further decreased in June.

Of those 39 active listings, 7.69% reduced their price in the month of May. The median listing price for homes in Clarksburg fell 1.18% from April to May, bringing the current median listing price to $168,000. Based on projected data for June, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose year-over-year. In May 2025, the median time for a listed property to go pending was 65 days, compared to 31 days in May 2024. In recent months the median number of days from listed to pending appears to be increasing. That trend is predicted to have carried through to this June.
