Inventory is up 12.0% from the prior month, yet still 5.08% lower than a year ago, indicating options have improved slightly but remain tighter than last year.
Pricing is adjusting to this balance of demand and limited supply, with a typical home value of about $619,000 in Reston compared to $723,000 in Fairfax County. Year over year, that typical value is down 10.55%, but it jumped 27.63% from the previous month, reflecting a sharp recent shift upward even as the broader trend has softened.
Sellers are still finding solid leverage, as homes spend a median of 36 days on the market, down 16.28% month over month but up 63.64% from last year, and about 33.9% of properties close above list price.
