Riverside is leaning toward sellers right now, with a seller's market gauge of 19. Homes typically value around $640,000, higher than the $600,000 level in Riverside County overall. Inventory is relatively tight at 348 homes and months of supply is just 2.6, which helps keep conditions in sellers’ favor.
Prices show a mixed picture, with the typical home value flat month over month while the median list price of about $642,450 has edged down roughly 1.14 percent. At the same time, homes are taking longer to sell, with median days on market up to 63, rising more than 5 percent from last month and over 50 percent compared with last year.
Buyers are seeing some negotiating room, as about 27 percent of listings have had a price drop and the average sale-to-list ratio stands just under full price at 0.995, even though around 37 percent of homes still sell above list. New listings have fallen nearly 16 percent year over year to 156, while inventory is down more than 24 percent, which keeps the market tilted toward sellers despite slower pace.
