Inventory is relatively tight at 348 homes and months of supply is just 2.6, which helps keep conditions in sellers’ favor.
Prices show a mixed picture, with the typical home value flat month over month while the median list price of about $642,450 has edged down roughly 1.14 percent. At the same time, homes are taking longer to sell, with median days on market up to 63, rising more than 5 percent from last month and over 50 percent compared with last year.
Buyers are seeing some negotiating room, as about 27 percent of listings have had a price drop and the average sale-to-list ratio stands just under full price at 0.995, even though around 37 percent of homes still sell above list.
