April’s finalized data reported the typical value of a home in the city to be $1,390,000—up 91.72% over the previous 12 months. For comparison, county-level data pegged home values at $1,180,000 in Santa Cruz County for the most recent reporting period. That number is expected to float around $1,152,500 in May.

Capitola had 14 new listings and 11 listings that went under contract in April, decreasing the area’s total available inventory to 21—down 0.0% from the previous month. Inventory is projected to have further decreased in May.

Of those 21 active listings, 42.86% reduced their price in the month of April. The median listing price for homes in Capitola fell 24.31% from March to April, bringing the current median listing price to $868,500. Based on projected data for May, listing prices may continue to fall.
