Capitola’s rolling three-month snapshot through June 2026 shows a tight but active market, with 54 active listings and 33 new listings coming on. Homes are moving through the pipeline, as 31 sales closed and 29 went under contract, even as new listing activity is down compared with a year ago.

Pricing has climbed over the past year, with the typical home value up more than 10 percent year over year and the median list price up sharply compared with last June. At the same time, about 20 percent of sales closed above list and the average sale-to-list ratio is just under 100 percent, signaling buyers have limited room to negotiate.

Conditions lean toward sellers, reflected in only 2.2 months of supply and a seller’s market designation, yet buyers are taking longer to commit, with median days on market up notably from a year earlier.
