Year over year in Santa Cruz County, typical home values edged down while sales activity ticked up. The typical home value in May 2026 was about $1.15 million, roughly 4% lower than a year earlier. At the same time, homes sold rose slightly compared with last May, and pending sales jumped more than 20%, pointing to stronger buyer engagement than a year ago.

Looking more closely at May, listing activity expanded and homes moved faster. Active listings climbed to 711, up more than 15% from April, and new listings also increased, giving buyers more options to consider. Median days on market dropped to 16 days, down from 19 the month before and far below the longer marketing times seen over the winter.

Pricing dynamics show a nuanced picture for both sides of the table. The median list price in May was about $1.28 million, up more than 7% from April even as the share of homes selling above list eased to about 32% and the average sale-to-list ratio held just under 100%. Months of supply held at 2.9, keeping Santa Cruz County a tighter seller’s market than California overall, which sat at 3.2 months and a lower median sale price.
