Santa Cruz County home values in April 2026 were almost flat compared with a year earlier, edging up about 1 percent. Median list prices dipped slightly year over year, signaling a bit more pricing flexibility from sellers. Inventory also moved down compared with last April, even as the county stayed in seller’s market territory.

Looking more closely at the latest month, both prices and activity shifted from March. The typical home value fell nearly 7 percent month over month, while the median list price slid about 3 percent, even as the share of homes sold above asking price jumped sharply to nearly 38 percent.

Buyers saw more options on the market in April, with active listings rising about 11 percent from March to 624 and months of supply ticking up to 2.9, slightly under California’s 3 months overall. Homes are still moving at a steady pace, spending a median of 21 days on the market, and roughly 45 percent went off market in two weeks. Closed sales climbed to 153, up about 15 percent from the prior month, even as pending sales eased.
