Santa Clara had 69 new listings and 47 listings that went under contract in January, increasing the area’s total available inventory to 64—up 42.22% from the previous month. Inventory is projected to have further increased in February.

The median listing price for homes in Santa Clara fell 10.33% from December to January, bringing the current median listing price to $1,599,800. Based on projected data for February, listing prices may continue to fall.
