San Juan Capistrano’s rolling three-month data shows home values rising solidly compared with a year ago. The typical home value is up more than 25% year over year, while the median list price has climbed at a slower but still strong pace. At the same time, the number of homes for sale and new listings has dropped notably from last year, pointing to tighter inventory.

With only 2.5 months of supply and the area classified as a seller’s market, conditions lean toward sellers, but motivated buyers still have options as inventory circulates.
