Year-over-year, Central San Jose’s rolling three-month figures show cooling prices but growing activity. The typical home value is down more than 14 percent from last year, while the median list price is lower by about 6 percent. At the same time, homes sold and new listings are both up nearly 20 to almost 30 percent, signaling more movement on both sides of the deal.
Looking more closely at the latest three-month window through September 2026, buyers are seeing more choices with active listings up about 11 percent from a year ago and inventory at 3.2 months of supply, roughly one-third higher than last year. Sellers are still finding interested buyers, as homes sold have climbed nearly 20 percent year over year, even though the share of properties selling above list has slipped to about one-third of sales.
Homes are taking slightly less time to sell than a year ago, with the median days on market edging down to 23 days, and nearly 32 percent of listings still go off the market within two weeks. The average sale-to-list ratio sits just under 100 percent, so many properties are still closing very close to asking price even with softer values.
