Year-over-year, Sonoma County’s typical home value has risen solidly while the state overall has seen only modest gains, signaling relatively stronger price growth locally than in California as a whole. At the same time, homes sold are down from a year ago and active listings have edged lower, pointing to fewer completed sales in a slightly tighter pool of available properties.
In the latest September snapshot, typical home value sits just over $800,000 and the median list price is a bit higher, showing sellers still testing the upper end of the market even as list prices are slightly below last year. Inventory measures 3.7 months of supply, up from a year ago and slightly above the state level, which gives buyers somewhat more breathing room even though conditions still tilt toward sellers.
Momentum has been building on the demand side, with pending sales up from last year and roughly one-third of homes selling above the list price, a share that has climbed notably year-over-year.
