Compared with California overall, local values sit higher than the state median, even as the county’s active listings declined nearly 10 percent from a year ago.

In the latest monthly snapshot, inventory reached 1,841 active listings, up more than 10 percent from April, and months of supply climbed to 3.6, indicating more options for shoppers than earlier in the year. Even with that increase, homes are still moving, with 406 sales in May and pending sales ticking up over 5 percent month over month.

Pricing dynamics show a nuanced picture, as about 37 percent of homes sold above list and the average sale-to-list ratio hovered just above 100 percent, suggesting many properties still attract strong offers.
