Year over year, Sonoma County’s home values are slightly lower, with the typical home value down less than 1 percent even as the state overall edged up. Despite that, prices are holding relatively firm, with April’s typical home value around $823,000 and the average sale-to-list ratio just above 100 percent, signaling buyers are still paying close to asking.

Inventory has tightened compared with last year, with active listings down about 7 percent, while homes sold are up more than 16 percent. In April alone, months of supply dipped to about three months and the share of homes selling above list climbed to roughly 39 percent, suggesting many desirable properties still draw strong interest.

Momentum has picked up this spring, with homes sold jumping nearly 35 percent from March and pending sales also moving higher. At the same time, properties are moving faster, with the median time on market down to about 32 days and nearly 44 percent of homes going off the market within two weeks, making it important for both buyers and sellers to work with an experienced local agent, which Agent Pronto can help them find.
