April’s finalized data reported the typical value of a home in the city to be $270,000—up 4.85% over the previous 12 months. For comparison, county-level data pegged home values at $353,970 in Santa Rosa County for the most recent reporting period. That number is expected to float around $351,000 in May.

Pea Ridge had 7 new listings and 10 listings that went under contract in April, decreasing the area’s total available inventory to 13—down 31.58% from the previous month. Inventory is projected to have further decreased in May.

Of those 13 active listings, 61.54% reduced their price in the month of April. The median listing price for homes in Pea Ridge grew 1.51% from March to April, bringing the current median listing price to $269,000. Based on projected data for May, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year.
