Price trends in Black Sands have shifted notably in this rolling three-month view, with the typical home value down sharply year over year even as asking prices have moved higher. The median sale price is down more than 80% from a year ago, while the median list price is up more than 50%, pointing to a wide gap between what sellers are asking and what buyers are ultimately paying.
