Inventory in Eden Roc has thinned on a rolling three-month view, with active listings down about 10 percent from a year ago and only eight homes currently on the market. Contract activity has slowed as well, as homes sold and new listings each dropped more than 65 percent year over year, while pending sales fell about 25 percent.
Price patterns are sending mixed signals in response to this softer flow. Typical home values are still up around 8 percent from a year earlier, yet the average sale-to-list ratio has edged down to just over 92 percent and no recent sales closed above list price.
