November’s finalized data reported the typical value of a home in the city to be $800,000—up 57.17% over the previous 12 months. For comparison, county-level data pegged home values at $552,500 in Hawaii County for the most recent reporting period. That number is expected to float around $570,280 in December.
Kailua-Kona had 13 new listings and 10 listings that went under contract in November, increasing the area’s total available inventory to 75—up 2.74% from the previous month. Inventory is projected to have further increased in December.
Of those 75 active listings, 18.67% reduced their price in the month of November. The median listing price for homes in Kailua-Kona fell 4.77% from October to November, bringing the current median listing price to $749,900. Based on projected data for December, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In November 2025, the median time for a listed property to go pending was 73 days, compared to 59 days in November 2024. In recent months the median number of days from listed to pending appears to be increasing. That trend is predicted to have carried through to this December.
