At the same time, the share of homes selling above list has slipped to zero and the average sale-to-list price ratio has eased to just over 95 percent, signaling that buyers often have room to negotiate.
Listing activity is shifting as well, with new listings up about 35 percent year over year while the number of active listings is still down around 20 percent, suggesting some turnover but fewer options than last year. Fewer closings combined with more new listings can create opportunities for buyers looking for price flexibility, while sellers must price carefully and plan for longer marketing times.
