Active listings have also risen compared with last May, while homes sold have dipped slightly. Months of supply jumped sharply over the year to about four and a half months, pointing to more options than buyers saw a year ago.

Looking at May 2026 specifically, the typical home value was about $747,000, with the median list price near $791,000 and the average sale-to-list ratio just over 101 percent, showing that many sellers are still achieving prices at or above asking. Homes are moving faster than a month ago as the median days on market dropped from 38 days in April to 25 days in May, and nearly half of recent sales closed above list price.

Inventory is expanding, with active listings up roughly 15 percent from April and more than 8 percent from last year, and new listings have inched higher month over month even as they trail last year’s pace. Compared with New York State overall, Rockland County sits at a higher typical sale price and slightly more months of supply, highlighting its relatively strong pricing power with somewhat improved selection.
