Year-over-year, Rockland County’s home values have edged down slightly, with the typical home value and median list price both a bit lower than last July. At the same time, inventory has expanded, as active listings are up more than 10 percent compared with a year ago. Homes are taking much longer to sell than last year, with median days on market up sharply and months of supply rising nearly 40 percent, signaling more options for buyers than before.

July’s numbers show a market that is cooling from early summer peaks but still leans toward sellers. The median sale price and median list price both slipped about 5 percent from June, yet Rockland’s typical home value still sits well above the New York state median. Activity is mixed, with homes sold up nearly 13 percent month over month, even as new listings fell around 9 percent and pending sales dropped more than 17 percent, suggesting some buyers are pausing while others move ahead.

Pricing power has softened but remains solid, with just over half of homes selling above list price and the average sale-to-list ratio hovering slightly above 100 percent. Homes are now spending a median of 26 days on the market, down a bit from June but far longer than a year ago, giving buyers more breathing room while still rewarding well-priced listings.
